The DLP Income & Growth Fund I, LLC represents
 the evolution of DLP Capital Advisors, and will quickly become DLP Capital Advisor’s flagship fund. The fund takes the best of DLP’s previous four funds, and provides a structure and design that will allow DLP Capital Advisors to scale its growth and continue to generate strong yields to investors while allowing investors to maintain liquidity and have the option for consistent income. The fund is targeting $100,000,000 in size by 2018. It is an evergreen fund, with no planned end date. The fund invests with DLP Capital Advisors into distressed and underperforming real estate – primarily residential and multi-family – and also provides private loans to third party real estate investors with a combination of solid assets, solid financials, and experience.

DLP Income & Growth Fund I, LLC Equity Offering

The Equity Offering is designed to be able to provide 11-14% annual returns net to investors while providing liquidity (1 year commitment). The Fund also provides equity investors with a monthly preferred return distribution of 10%. In addition, the Fund distributes all additional returns over 10% on a quarterly basis.

The fund also offers a note (debt) investment option offering 7-10% fixed returns with a low effective LTV, targeted at less than 40% of the repaired value of the underlying assets. The fund provides note holders with the flexibility of a 1 to 5 year commitment, depending on the individual goals of the investor. The rates range from 7-10%, depending on the length and the amount of the investment. This investment vehicle is often utilized for IRA/retirement funds.

** Accredited Investor Definition: For an individual to be considered an accredited investor, he or she must have a net worth of at least one million US dollars, not including the value of one’s primary residence or have income at least $200,000 each year for the last two years (or $300,000 together with his or her spouse if married) and have the expectation to make the same amount this year.
